It’s the middle of summer, and downtown Mammoth Lakes is buzzing with activity! If you’re looking for a condo located right in the middle of the action, Mammoth Mountain Reservation has plenty of options to choose from.

Which condos are closest to the Mammoth Lakes town trolley?

The free town trolley will take you anywhere you want to go, including the Lakes Basin, the Village at Mammoth and any of your favorite restaurants along Main Street. Take a look at a few of our condos that are located within walking distance to a trolley stop:

Sierra Park Villas, Unit 16

Sierra Park Villas is a condo complex located right in the middle of town, off Old Mammoth Road and Sierra Nevada Road. Whether you take a right or a left on Old Mammoth Road, you’ll be a 3 minute walk away from the nearest trolley stop.

Unit 16 is cheerfully decorated for a bright, welcoming ambiance, ideal for families or couples. It has a queen bedroom in the semi-private master and a loft with 2 twin beds.

Sherwin Villas, Unit 69

The Sherwin Villas condo complex is right next door to Sierra Park Villas, so it also has a trolley stop just footsteps away! With warm wood accents, ski lodge decor and a huge wrap-around couch, this condo is the perfect place to cozy up after a long day on the slopes or hiking the backcountry.

Unit 69 is one of our larger downtown condos, with sleeping accommodations for up to 8 guests. You’ll find a queen bedroom in the master, a full sized bed and twin beds in the second bedroom, and a bunk bed in the loft. That large sofa in the living room has a sleeper bed, as well!

Where to stay within walking distance to restaurants in Mammoth?

Old Mammoth Road has a number of popular restaurants and bars, such as Roberto’s, Gojira Ramen & Sushi,  El Charro Taqueria, and Distant Brewing. And, in addition to our condos at Sierra Park Villas and Sherwin Villas, here are a couple of options within walking distance to all your favorite spots: 

Mountain Shadows, Unit D12

Mountain Shadows is a tranquil condo complex located on the corner of Sierra Nevada Rd and Azimuth Dr in downtown Mammoth Lakes. It’s just a five or ten minute walk from popular restaurants along Old Mammoth Road.

Unit D12 is a lofted condo with a sleeping capacity of up to 4 guests, featuring a king bed in the master bedroom and a sleeper sofa in the living room. With a bright color palette and pellet stove, you’ll love cozying up in this sweet condo.  

Horizons 4, Unit 140

1 BR - Loft | 1 BA | 5 Guests


Located on Meridian Blvd, just about a block away from Old Mammoth Road, Horizons 4 is another lovely downtown condo complex. Whether you want to walk over to Mammoth Coffee Roasting, Co., for a morning donut or enjoy happy hour drinks at the Tavern, you’ll always be just a few minutes away from home.

Unit 140 at Horizons 4 is all about comfort! It’s got one of the coziest sectional sofas in our rental program, an open design plan, and warm pine paneling and wood accents throughout.

This condo comfortably sleeps 5 people, with a queen bed in the master bedroom, and a queen and twin bed in the loft.

Forest Creek, Unit 3

Forest Creek is a condo complex nestled right in the middle of the residential part of downtown Mammoth Lakes, which gives it a relaxed, welcoming vibe that will make you feel right at home.

Unit 3 at Forest Creek offers a mix of vintage cabin decor with modern conveniences, and you’ll love the open layout of the living room and kitchen that invites conversation and togetherness. This condo offers a king size bed in the master bedroom and a queen and bunk beds in the second bedroom. The upstairs living area has a comfortable sleeper sofa. 

Which condos are best for large groups?

Staying in downtown Mammoth as a large group is ideal because it gives everyone in your party the freedom to branch out and do their own thing. Tamarack Townhomes, Unit 39

Tamarack Townhomes is a complex located on the corner of Sierra Nevada Rd and Sierra Manor Rd, a block away from Old Mammoth Road. From this convenient location, you’ll be within walking distance to a trolley stop, Vons grocery store, the movie theater, and many restaurants.

Unit 39 is a beautifully remodeled townhome with plenty of space and modern amenities to make your large group comfortable. It has a king bed in the master bedroom, two full size bunk beds in the second bedroom and a queen bed plus single twin bunk in the loft.

During summer, many people opt to stay in downtown Mammoth Lakes because condos in the center of town are close to restaurants, parks, the Mammoth Town Loop Bike Path and grocery stores. Condos in downtown Mammoth are also close to the free trolley line. 

Is there a main street in Mammoth Lakes?

Yes, there is a Main Street in Mammoth Lakes, which is the road that you drive into when you first arrive in town! There are also additional major roads, such as Old Mammoth Road and Minaret Road which will take you to other popular destinations such as Mammoth Creek Park and the Village at Mammoth.

Is Mammoth Lakes a walkable town?

Walking along Old Mammoth Road in downtown Mammoth Lakes is easy and enjoyable, and you can access a number of restaurants and shops. Other destinations, such as the Lakes Basin and Woolly’s Adventure Park will require you to drive, take the free trolley or ride an e-bike.

Where can you go grocery shopping in Mammoth Lakes?

There are two major grocery stores in downtown Mammoth Lakes: Vons and Grocery Outlet, both located off of Old Mammoth Road. There are also smaller shops, such as the Meat Market, Mammoth Mercantile, and the Latin Market, which offer specialty items.
